Project Progress

At this stage we have stripped out the house and completed demolition. Exposing the structure forced a re-think of the engineering required to remove walls and re-support the spaces. New beams have gone in, and some of the spaces had to be re-planned slightly to accommodate these changes. Immediately, the cost has started to move beyond the budget!

Removing the fireplace and chimney created a large hole that was originally supposed to be built into a light lantern, however as a cost savings we have installed a regular skylight into the opening.

I couldn't believe how many holes we found in our exterior structure. A previous hole in the roof was only patched with tar paper! (Picture patch roof). All roofing has been patched as we are spray foaming the underside of the ceiling first. This will create a conditioned space in our attic for new ductwork and wiring. As we are not touching the existing roof this is the one area that needs to be insulated as we will not insulate from the outside. We are not venting through our roof anymore, which means trying to create as tight an envelope around the house as possible, to allow the new heat pump and air change system to efficiently refresh our indoor air.

To date:
Interior demolition complete.
Hole for sunken patio/basement entrance complete.
Spray foam underside of roof complete.
New beams in ceiling engineered and installed.

Sun Tunnels installed.
Staircase Moved


Immediate next steps:
Subfloor replacement.
Remove existing siding.
Install new insulation 'blanket' outside.
Install new windows and doors.

Start new ducting plan.
Build new entrance/mud room area.
(And then everything else!!!)
